I used to be a landman, searching title, contacting parties, putting the pieces of the puzzle together. Most of my work was on the oil and gas side: finding the mineral owners behind open lease opportunities in a field, or helping a mapper find a route with less friction and lower cost. The jobs varied, and every county in California does things a little differently.
A landman doesn't get paid for speed. He gets paid for accuracy, and more specifically, for his attention to detail and his disposition.
But I don't do that anymore. Now I build AI agents. And honestly, I'd rather show you how to build your own. There's no reason you should be paying someone every time you need one of these, because when things change, and they will, you'll be stuck going back to whoever built it. Don't put yourself there. Learn to build it yourself.
